Buying property in Romania
The purchase process is notarial, documented and, with the right checks, unremarkable. Here is the sequence, and what we insist on before you commit money.

Define the brief
Location, property type, budget in euros, purpose and timeline. A clear brief is what makes a search fast.

Shortlist and view
We shortlist from agencies, developers and off-market contacts, then arrange viewings in person or by video.

Offer and reservation
Offers are usually followed by a reservation or preliminary sale agreement, with a deposit held against agreed terms.

Legal due diligence
A Romanian lawyer checks title, land registry entries, encumbrances, building permits and, for older buildings, technical risk classification.

Notary deed and registration
The sale is completed before a public notary and registered in the land registry. Non-residents can complete by power of attorney.
06
After completion
Utilities transfer, local property tax registration, and — if you are letting — management and tax compliance.
Costs to budget for
Beyond the purchase price, expect notary fees, land registry fees, legal fees and — where a translator or power of attorney is needed — modest administrative costs. Rates change, so we give you current figures from the notary and your lawyer for your specific transaction rather than a number on a web page.
Foreign buyers and land
Buildings and apartments are straightforward for foreign buyers. Agricultural and forest land is subject to separate rules, and the position differs for EU and non-EU nationals. If your brief includes land, we flag this at the start and involve a lawyer before any offer.
